Unlocking Rooms

Okay, so there is one room in particular that i want to start in, however it is one of the grayed out rooms. Normally I would give up on it and start somewhere else, however, I couldn't help but notice that some of the grayed out rooms have been unlocked. Why did this happen? Do random rooms along the edge of the map unlock as new players join, or is it caused by the actions of existing players?

It seems like the only rooms that have one of their coordinates greater than 10 (ex. W11 or S12). are the ones that are needed to be unlocked for a room with both coordinates less than 10 to be reachable.
The only exit in W5S10 is down, so W5S11 and W4S11 are both unlocked so that it's reachable.
